Damp timber, droplets on the roofing membrane or a mark on an upstairs ceiling can come from a roof leak, loft condensation or, occasionally, a plumbing problem. These causes need different fixes, so it is worth looking at the pattern before assuming the whole roof needs repair.

What usually causes a roof leak?

Common causes include slipped or cracked tiles, failed lead flashing, worn valleys, damaged ridge or verge details, defects around roof windows and tears in older underlay. Blocked or overflowing gutters can also send water back towards the roofline rather than safely into the downpipe.

  • Check whether bathroom or kitchen extractor ducting appears to discharge outdoors rather than into the loft.
  • Keep away from wet electrics and do not step between joists or onto unboarded areas.
