Spray foam insulation was popular in the 1970s, 80s and 90s as a quick way to insulate roof spaces. Contractors would spray foam directly onto the underside of roof tiles and rafters. While it seemed effective at the time, it has since become one of the most common reasons a property sale or remortgage falls through.
Most mainstream mortgage lenders now flag spray foam as a significant risk. Surveyors routinely recommend removal before a property can be valued and lent against. If you are selling, buying a property with spray foam, or trying to remortgage, you will almost certainly need it removed.
There are two main types of spray foam found in Surrey roofs. Open-cell foam is soft and sponge-like — it is generally easier to remove and causes less tile damage during the process. Closed-cell foam is rigid and bonds far more aggressively to tiles and timber. Removal of closed-cell foam often results in more tile breakage and in some cases a full strip and re-roof is the most practical and cost-effective solution.

Once the foam is removed, we carry out a thorough inspection of every tile, the underlay, battens and rafters. Damaged tiles are replaced on a like-for-like basis where possible. Where structural timber shows signs of moisture damage or rot, we will identify this clearly and advise on any remedial work needed. The finished roof is left clean, weathertight and in a condition that a mortgage lender's surveyor can properly assess.
