Spray Foam Insulation Removal Across Surrey

Spray foam insulation was popular in the 1970s, 80s and 90s as a quick way to insulate roof spaces. Contractors would spray foam directly onto the underside of roof tiles and rafters. While it seemed effective at the time, it has since become one of the most common reasons a property sale or remortgage falls through.

Most mainstream mortgage lenders now flag spray foam as a significant risk. Surveyors routinely recommend removal before a property can be valued and lent against. If you are selling, buying a property with spray foam, or trying to remortgage, you will almost certainly need it removed.

Why Spray Foam Causes Problems

  • Mortgage lenders refuse to lend — most high-street banks and building societies will decline a mortgage application on a property with spray foam on the roof underside
  • Tiles cannot be replaced individually — the foam bonds tiles together, making normal repair and maintenance impossible without stripping the whole roof
  • Moisture gets trapped — spray foam prevents tiles from breathing, trapping damp against the timber structure and leading to hidden rot in rafters and battens
  • Structural defects are hidden — surveyors cannot properly assess roof structure or tile condition when foam is present
  • It devalues the property — even when a buyer is found, spray foam is often used to negotiate a lower price or buyers simply walk away

Open-Cell vs Closed-Cell Foam

There are two main types of spray foam found in Surrey roofs. Open-cell foam is soft and sponge-like — it is generally easier to remove and causes less tile damage during the process. Closed-cell foam is rigid and bonds far more aggressively to tiles and timber. Removal of closed-cell foam often results in more tile breakage and in some cases a full strip and re-roof is the most practical and cost-effective solution.

We will always give you an honest assessment of which type you have, what removal is likely to involve and whether a partial repair or full re-roof makes more sense for your situation.

After Removal — What Happens Next

Once the foam is removed, we carry out a thorough inspection of every tile, the underlay, battens and rafters. Damaged tiles are replaced on a like-for-like basis where possible. Where structural timber shows signs of moisture damage or rot, we will identify this clearly and advise on any remedial work needed. The finished roof is left clean, weathertight and in a condition that a mortgage lender's surveyor can properly assess.

Spray Foam FAQs

Questions About Spray Foam Removal

Will my mortgage lender accept a property with spray foam insulation?+
Most mainstream mortgage lenders will refuse to lend on a property where spray foam has been applied to the underside of the roof tiles. This is because it can mask structural defects, trap moisture and make individual tile replacement impossible. Removal is usually required before a sale or remortgage can proceed.
Can the existing tiles be saved during spray foam removal?+
It depends on the type of foam used and how it was applied. Open-cell foam is generally easier to remove with less tile damage. Closed-cell foam bonds more aggressively and often results in more tile breakage. We assess each roof individually and advise honestly on how many tiles are likely to survive removal.
How do I know if my home has spray foam insulation?+
Spray foam is usually visible from inside the loft space as a rigid or soft foam coating on the underside of the roof tiles and rafters. It may be white, yellow or cream coloured. If you are unsure, we can carry out a loft inspection and give you a clear written assessment.
What happens to my roof after the spray foam is removed?+
Once the foam is removed and tiles inspected, any cracked or broken tiles are replaced. We re-fix the roof covering, replace the underlay where required and ensure the roof is fully weathertight before we leave. A full re-roof may be needed in some cases and we will always advise honestly if that is the right option.
