How Long Does a Tiled Roof Replacement Take?

Understand the stages of a re-roof, what affects the programme and what to ask before agreeing a start date.

A reliable roof replacement programme starts with the scope and a visit to the property. The same number of days cannot sensibly be promised for a straightforward re-cover and a roof rebuild with structural work, several valleys or a dormer.

Agree the scope before the start window

The roof area, shape, tile choice, access and associated work all affect the sequence. Confirm material availability, scaffold arrangements and any necessary approvals before treating a start date as fixed. Ask which parts of the work depend on a third party.

For context, our Godalming project included a new roof structure as well as the covering. Our Raynes Park project combined pitched and flat roofing. Neither should be treated as a timetable for a covering-only job.

The main stages to discuss

  1. Preparation: confirm access, scaffold, protection, materials and waste arrangements.
  2. Stripping and inspection: remove the existing covering in the planned sequence and check the exposed roof.
  3. Agreed repairs and roof layers: complete any approved timber work, then install the specified membrane, battens and ventilation details.
  4. Covering and junctions: lay the tiles and finish ridges, verges, valleys, leadwork and any roof-window details.
  5. Checks and handover: review the work, clear waste and arrange scaffold removal and paperwork.

The order can vary with the project. Ask for an explanation of how the roof will be protected as the work progresses, particularly during stripping.

What can change the programme?

Rain, wind and unsafe working conditions can affect roof access and the work that can be completed. Concealed timber defects, changes to the agreed specification, material delays and inspection availability can also alter the programme. Ask how you will be told about a change and any associated cost before work proceeds.

Can you stay at home?

Discuss this during the survey rather than assuming either answer. The extent of structural work, access arrangements, dust and noise all matter. Tell the contractor if you work from home, have young children or pets, or need a particular entrance kept usable. Agree safe routes and any restrictions for the work period.

Separate completion from scaffold removal

The roof work, final checks and scaffold collection may happen on different days. Ask what “complete” means in the proposed programme, when the site will be cleared and when guarantees or other paperwork will be handed over.

What to ask before booking

  • What is the expected duration for this roof and this specification?
  • How much flexibility should I allow around the start and finish?
  • Who will update me, and how will extra work be agreed?
  • What should I prepare before scaffold and deliveries arrive?

Use our home preparation guide once you are planning the work. If you are still considering the budget, the roof cost calculator is optional and needs no contact details to show a guide.
