Start with Vetted Trade Directories

The simplest way to start is with trade directories that independently vet their members. Checkatrade verifies qualifications, insurance and ID before listing a contractor, and published reviews cannot be edited or deleted by the trader. Which? Trusted Traders runs a similar vetting process. Both are worth checking first, particularly for tradespeople who are active in your local area.

Google's own Google Guaranteed badge is awarded through a background check and insurance verification process run directly by Google. If a roofer displays the green shield badge in Google search results, it means Google has independently checked their credentials — and Google covers the cost of work up to a cap if something goes seriously wrong.

Look for Industry Accreditations

Formal industry membership tells you a roofer is serious about their trade and accountable to a professional body. The two most relevant in the UK are:

  • CORC — Confederation of Roofing Contractors. Membership requires proof of skill, insurance and compliance with a code of conduct. CORC members can be checked on the CORC website.
  • NFRC — National Federation of Roofing Contractors. The NFRC is the UK's largest roofing trade body. Members must hold public liability insurance and commit to NFRC standards.

Neither is a guarantee of perfect work, but both mean you have a route to escalate a complaint beyond the contractor themselves — which matters if things go wrong.

Check Insurance Before Anything Else

Any roofer working on your property must carry valid public liability insurance. Ask to see a copy of the certificate before work starts — a legitimate contractor will provide this without hesitation. The minimum cover should be GBP 1 million; reputable companies carry GBP 2–5 million. This protects you if a roofer causes damage to your property, a neighbouring property, or injures someone in the course of their work.

Also confirm whether the contractor carries employer's liability insurance if they bring a team. Without it, you could face liability if a worker is injured on your site.

Get at Least Three Written Quotes

Verbal quotes are worthless. Any roofer worth hiring will provide a written, itemised quote after a proper site inspection. That document should include:

  • A description of all work to be carried out
  • Materials specified by name and manufacturer (e.g. "Marley Eternit Modern concrete interlocking tile" not just "concrete tile")
  • Scaffolding costs broken out separately
  • Disposal costs for old materials
  • A stated workmanship guarantee period
  • Payment terms and a payment schedule

When comparing quotes, low price is not the goal — like-for-like comparison is. A quote using premium breathable membrane, quality battens and a named tile will cost more than one using budget materials, but it will last significantly longer. Ask each contractor to specify exactly what they're including.

Never Pay Upfront in FullA standard payment structure is a deposit on contract, a stage payment during work and a final payment on satisfactory completion. If a contractor asks for the full amount upfront, walk away.

Questions to Ask Before Hiring

A brief conversation before committing can tell you a great deal about a contractor. These are the most useful questions:

  • How long have you been trading? Longevity in a local market is a good indicator — rogue traders don't last years in one area.
  • Can you provide references from recent local jobs? Willing contractors will share these; evasive ones won't.
  • Who specifically will be doing the work? Some companies quote the work then subcontract it out. Know whether the person you're speaking to is the one on your roof.
  • What guarantee comes with the workmanship? A written 10-year workmanship guarantee is standard from established contractors.
  • Are you VAT registered? For larger jobs, a legitimate business will be VAT registered. Cash-only, no-invoice arrangements offer you no protection.

Read Reviews Carefully — Not Just the Score

A five-star average with 200 reviews tells you more than a five-star average with 4 reviews. Look at the volume, the recency, and — importantly — how the contractor responds to any negative reviews. A professional response to a complaint tells you how disputes would be handled if you had one. Dismissive or aggressive responses are a red flag.

Checkatrade reviews are particularly reliable because they can only be submitted by verified customers who have had work done — they cannot be written by friends or family of the contractor.
